Should I Paint my Home for the Next Buyer?
Dear CJ,
We have lived in our home for 3 years and are getting ready to repaint. We aren’t sure whether to pick neutral colors that the next buyer might like or go with something more colorful and fun.
We have taped up dozens of paint colors and are still so confused.
Do you have any recommendations to help us decide whether to paint our home for the next buyer or go with something bright and cheerful?
Best Regards,
John K.
Dear John,
Thank you for reaching out to me! You aren’t alone in your struggle to make a decision on whether to paint your home for the next buyer or something more fun. This is a question I have been asked many, many times by my local & virtual clients.
My accountant has a phrase he always answers with when I ask a question about taking deductions for my business…”It depends.” This is what my answer is until I ask you some questions first.
So let me start there...
How long do you plan to live in your current home?
If you are planning to stay in your current home for at least 5 more years, I suggest you go for something more colorful. These are colors that make you smile.
When it comes to selecting color with confidence, I have a fantastic guide in my Virtual Library to help you with this process.
Color preferences are so personal it takes time to curate a good home color palette that appeals to you and your family. Repainting your home should not be a project to rush into. My guide will help you select colors you will love for years to come, and who knows, the next buyer might like them too.
This will help you find your favorite color palette.
Do you love neutral colors?
If you happen to love neutral colors than that’s an easy decision because according to realtors that’s what helps the next buyer imagine themselves being in your home. It’s a clean palette to paint your home for the next buyer and enjoy it while you’re there.
Selecting a neutral color palette might seem easy but it’s harder than you think. I like to use a fan deck to choose neutrals because it shows you what the shade originates from. Some whites stem from yellows, some pinks, some browns, some blues and others gray. Large samples can help you make a solid decision but be sure to look at the colors morning, noon and night before finalizing your decision.
Here’s more on painting with white.
Do you live in a desirable community?
If you live in a community in high demand , I don’t think it makes a difference what color your interior is painted. Chances are, the new buyer plans to paint it in their preferred color palette as soon as they close.
I have had clients with dark, rich colors on their walls when they listed their homes. That didn’t stop buyers from going into a bidding war, because the home was located in a community with a good school district and a nice downtown within walking distance.
My motto is to choose colors you love to enrich your day to day life. Your home is a place to elevate your spirits each and every day. Every day, every week and every year counts. Live for today and enjoy your home.
